Construction
To the greatest extent strip foundations, with partial pile foundations, are used. The load bearing exterior walls are built using concrete blocks which are insulated with PIR insulation boards. The walls between flats are made from concrete blocks, with shaft walls made from light blocks. The interior flat walls are built using gypsum plasterboard on a metal frame. The internal ceilings will be made of prefabricated hollow core elements covered by insulation layers and sealed with a poured concrete levelling material. The buildings will have grey rolling plate gabled roofs. The facades will be finished with vertical wood boarding.

Windows, balconies, boundaries
The flats have triple glazed, German type, inward opening assembly units and white wooden window sills. The balcony floors are made from concrete elements. The balcony boundaries are made using a metal frame covered with wooden strips that complement the wooden boarding of the facade. The first floor has wooden terraces. The Väike-Patarei building 1/4 has two 4-bedroom flats with roof terraces.

Interior finishing
Walls and ceilings are plastered and painted. The flat’s floors have veneer parquet. The floors and walls of the halls and bathrooms are covered with ceramic tiles.

Heating and ventilation
The building is connected to the city’s district heating system and the heating sub-station is located on the parking level. There is water floor heating throughout the flats and the heating costs are measured using remotely read flat based meters. The buildings have flat based heat exchange ventilation systems. In the kitchen, there is a place for a separate local extraction system. The ventilation system is equipped with noise insulation in the air ducts.

Water and sewage
The flat’s bathrooms contain white ceramic wash basins and dual flushing system toilets, lever mixer-taps as well as water and waste connections for a washing machine. Some bathrooms have a bathtub or a glass shower wall.

The water and sewage connections are mounted entirely in the walls and floors. The flat’s water input is behind a suspended ceiling in the bathroom. Cocks for opening and closing, as well as remotely read water meters, are installed.

Electricity installations
The flat’s interior electric cabling will be done with sunken switches and sockets. Ceiling lights are installed in the suspended ceilings of the bathrooms, entry hall and hallways. The flat is equipped with an entryphone system and autonomous smoke detectors. The building is equipped with a fire alarm system. The required cabling for a keypad and exterior door magnetic sensor for a security system are installed. The flats will contain cordless motion sensors. The equipment of the flat and its installation is not included in the purchase price.

The technical rooms are equipped with a local burglar alarm system. The flat will be equipped with contemporary CAT6 data transmission cabling, which allows for increased speed. The flat owner has the option to choose their preferred service provider for cable television, phone and data transmission services.

Elevators
All buildings have elevators (except Väike-Patarei 1/4).

Parking, storage areas, territory
Beneath the apartment buildings, there is an underground heated parking area which is accessible from all the stairwells. In front of the building and in the courtyard, there are bicycle parking spots. The storage area belonging to the flat is either on the ground floor or on the parking level.

The environmental friendly sorting of waste is possible, as in the three waste buildings of the property there are separate containers for mixed waste, packaging and paper. The courtyard is a main feature, with exterior lighting and rich landscaping which will include a spacious and exciting children’s playground as well as a training area for those fond of sports.
