Foundation and structures
The pile foundation of the high-rise building will be built on monolithic reinforced concrete piles, which will be tied together with monolithic reinforced concrete pile caps. Load-bearing and inter-apartment walls will be assembled from reinforced concrete panels, and prefabricated reinforced concrete hollow core panels will be used as the load-bearing layer of the floor, which will be covered with a layer of insulation and a reinforced concrete cover slab. The plasterboard lightweight walls inside the apartments will be constructed of a metal frame and filled with insulation.
The walls of the shafts for technical communications will be made of lightweight blocks. The flat roof of the residential building will be insulated with stone wool and covered with rolled roofing.
Façade
The exterior walls of the building are designed from pre-cast three-layer reinforced concrete panels, with a reinforced concrete load-bearing part as the inner layer, thermal insulation as the middle layer and a reinforced concrete exterior layer with a façade paint finish as the outer layer. In order to give a sense of articulation to the simple walls with a repetitive division of windows, a repetitive pattern of different colours has been used in the design of the façades.
Balconies
Balcony slabs made of reinforced concrete elements assembled on a natural concrete surface are fixed to the wall with steel beams and tie rods inwards from the balcony deck. The glass rails of the balcony, which are on metal posts, are made of tempered and laminated glass and tinted.
Windows and doors
The windows and balcony doors of the apartments are triple glazed and framed with PVC profiles, dark grey on the outside and white on the inside. The windowsills to be installed are white. The opening parts of the windows and the balcony doors can be tilted or rotated.
The front doors of the apartments are metal doors painted dark grey and the interior doors are smooth doors with veneered finish.
Interior finishing
The floors in the dry areas of the apartments will be fitted with natural veneered parquet with veneered skirting boards in the same colour as the parquet and the floors in the sanitary rooms and the entrance will be tiled. The bathroom walls will be covered with ceramic tiles up to the suspended ceiling, and the walls of the rest of the apartment will be levelled and finished with a coat of paint. The apartment’s ceiling surfaces made of hollow core panels will be levelled and finished in white paint so that the joints between the panels remain visible, and the surfaces with technical communications under the ceiling will be fitted with plasterboard suspended ceilings finished in white paint.
Water supply and sewerage
The sanitary rooms in the apartments will be fitted with sinks, dual-flush toilets, mixer taps, and water and sewer connections for the washing machine. Bathrooms have a bath or shower. Water supply and sewerage are installed in the apartments, inside the walls and floors. There are taps for turning the water supply on and off, and cold and hot water meters are located behind the suspended ceiling in the bathroom.
Heating and ventilation
The heat supply of the apartment building is provided by the district heating network of AS Utilitas Tallinn. The building is designed with radiator heating in public spaces, underfloor heating in apartments and electric underfloor heating in the sanitary rooms of the apartments. The apartment-based heat meters are mostly located behind the suspended ceiling in either the bathroom or the entrance. Ventilation in the apartments is provided by apartment-specific heat recovery ventilation units located in the bathrooms above the washing machine on the wall under the ceiling. A separate cooker hood is provided for the kitchen cooker (the extractor fan/oven hood is supplied and installed by the buyer).
Electrical installation
The double-tariff remotely readable electricity meters are located in the ground floor switch room. The high and low voltage electrical switchboards of the apartments are recessed in the hallway or in the wardrobe. The apartment will be fitted with recessed lighting in the suspended ceiling of the entrance and the sanitary rooms, a videophone in the entrance hall and cabling to enable the installation of a security alarm system and a magnetic sensor on the front door of the apartment. The data network in the apartments will have CAT6 cabling, allowing the buyer to connect to the cable TV, telephone and data service provider of their choice. The building is equipped with a fire alarm system.
Storage rooms
All apartments come with a storage room on either the ground floor or the first floor.
Lift
The building has two lifts measuring ̴ ̴ ̴ 1.1 * 1.4 m and ̴ ̴ 1.1 * 2.1 m.
Parking and territory
Parking spaces are located both in the outdoor car park and in the parking garage, which is partially open-walled and therefore open to the outside environment. As the parking level is lower than the ground floor level of the residential building, a wheelchair lift will be installed in the car park for people with reduced mobility. A landscaped roof garden and recreation area will be created on the roof of the car park, with a play area for small children, seating and a pavilion/pergola.
For waste collection, there are deep bins located in the immediate vicinity of the building.
