New and exclusive apartment buildings on Kakumäe tee 94, 96, 98, 100, 102. There are five apartment buildings with green living environment in the area of Kakumäe, which is located in close proximity to the beach Kakumäe.         TECHNICAL DESCRIPTION

        Structures of the building. The building has shallow foundation. External walls are outside insulated single-layered reinforced concrete slabs with synthetic plaster/wooden boards finishing.
        Walls between the apartments are single-layered mountable reinforced concrete slabs, walls of shafts from lightweight blocks. Partitions of apartments are metal framed plasterboard light walls, filled with mineral wool.
        Intermediate floors are reinforced concrete hollow core slabs. Insulation layer is installed on the hollow core slabs and concrete surface casting will be cast on it.

        Windows, balconies, terraces. The balcony floor is made of reinforced concrete slab or composite solution of a metal structure and wood. The partitions are from wood structured boarding and the ceiling is unpainted concrete or metal structure finished with wood. The balcony railings are zinc-plated and painted steel frames.
        The apartments have wooden windows.

        Interior finishing. Floors of the apartment entries are with ceramic tiles, these of living-rooms with two-strip natural parquet. Ceilings and walls are puttied and painted. Sanitary rooms have tiled floors and walls and plasterboard ceiling. Luminaires are installed to the bathroom and entry.
        Bath or shower wall(s), shower faucet, wash-basin and wash-basin faucet, toilet bowl, water and duct connections for the washing machine have been installed to the sanitary rooms of apartments.

        Water and sewerage. Water supply and sewerage is mounted completely behind the wall or under the floor in the apartments. The apartment plumbing inlet from the shaft is located above the bathroom suspended ceiling. Opening-closing valves and hot and cold water flow meters with remote reading have been installed.

        Heating. Gas heating. The apartments have underfloor water heating, temperature sensor, and separate heating controller in the living-room and bedroom. Apartment-specific heat-flow gauge with remote reading.

        Ventilation. The building has apartment-based ventilation with heat-recovery. A separate air outlet has been designed above the stove to be connected with the hood in the kitchen. The hood will be supplied and installed by the purchaser.

        Electrical installations. Heavy and low current switchboards of apartments are located in the entry wall recess. Two-tariff electric meters are located in the ground floor technical room.
        Electric cabling in the apartment has been finished, (recessed) switches and sockets have been installed. In the bathrooms there is also underfloor water heating, controlled by floor sensor and temperature controller. Ceiling luminaires have been installed in sanitary premises and entry. Other luminaires will be supplied and installed by the purchaser.
        The apartments have door phone system and automatic smoke detector. The apartments will be with security alarm system availability: finished cabling for installation of the keyboard and external door magnetic sensor (supply and installation of the equipment is not included in the purchase price).
        Modern CAT6 data transfer and TV-cable providing higher data transfer rate will be installed. Owner of the apartment can sign an agreement with cable television, phone and data communication service provider to his liking.

        Storerooms. Storerooms have been planned to be located in the basement.

        Territory and parking. After finishing the construction work, furbishing (lawn) of the territory will be completed. Trees and bushes will be planted to the plot. A bar will be installed to the plot parking area entrance (openable with mobile phone or remote control).
        The parking spaces will be marked with lines and numbered.
        Outdoor lighting of the parking area will be installed.
        There is a garbage shed on the plot.
