Technical description
Balconies and windows
Balcony floors are made out of prefabricated overhanging concrete elements. Balcony railings are perforated or smooth sheet iron panels on a metal frame. The customers can choose to have the balconies glazed (customer’s order). During the construction works, the sectional drawings for the glass as prepared by the architect must be followed. The flats’ windows and balcony doors are made from PVC profiles with triple glazed assemblies.
Interior finishing
The flats living areas are covered with veneer parquet. The ceilings and walls are painted. The sanitary area and entrance hall floors are covered with ceramic tiles. The sanitary area walls are covered with ceramic tiles. The flats’ interior doors are flush veneer doors.
Water supply and sewerage
The flats are furnished with ceramic sinks, dual-flush toilet bowls, lever mixer taps, and water and sewage connections for a washing machine. Water supply and sewer pipes are fully integrated into the walls and floors. The water piping inlet of each apartement is located behind the suspended ceiling in the bathroom. Shut-off-valves and water flow meters with automatic remote reading have been installed.
Heating
The building is connected to the central municipal district heating system. The flats contain radiators. The apartments are equipped with individual remote read meters.
Ventilation
Each apartment is equipped with an individual ventilation device with a rotary heat exchanger and an individual local extraction system above the stove (exhaust hood in the customer’s order). In the apartment, the ventilation device is located in a store room with a door; the remote control is mounted on the wall next to the device. The ventilation duct of the exhaust hood is fitted with a solenoid valve (switch located in the same frame with the sockets above the kitchen worktop).
Electrical installations
The dual tariff electricity meters are located in the 1st floor distribution board and electrical cabinets on each floor. Bathrooms have electrical floor heating, controlled by a floor sensor and a temperature regulator. The wet rooms and entryway have light fixtures installed in the suspended ceilings. Other lights are supplied and installed by the buyer. The flats will be prepared for the installation of a security system – the cabling for the keyboard and flat’s exterior door magnetic sensor will be completed. The flats’ exterior doors and 1st floor terrace doors will be equipped with magnetic contacts. The flat’s security system order and installation are not a part of the purchase price. The building is equipped with a fire alarm system. Optical smoke alarms are installed in the apartment. An option to install a security alarm system is available: there are wires for installing a keyboard and a magnetic sensor for the flat entrance door. Wireless movement sensors are to be installed in the apartment. Modern CAT6 telephone and TV cables are installed, enabling residents to subscribe to their preferred cable television, telephone, and Internet service provider. The flat owner has the possibility to independently sign contracts with telephone and telecommunication (incl. digital TV) service providers.
Territory and parking
The plots on Liikuri 7, Liikuri 5B and Liikuri 5 form a block of houses. Around the buildings, there is a parking lot surrounded by a fence and a courtyard with a recreation area in the middle. The lots have 2 entrances and exits (with winged gates) from Liikuri Street. Three pedestrian gates open towards Liikuri Street. The swing gates can be opened with a mobile phone.
