Foundations
The building has a pile foundation.
Parking
The parking spaces of passenger vehicles are located on the registered immovable, in an open parking lot. There are a total of 65 parking spaces, including one handicapped parking space. Access to the parking lot is closed by a barrier arm. The immovable also has two areas for parking bicycles.
Exterior walls
Exterior walls are built of prefabricated three-layer concrete panels. The thickness of the insulation layer is 200mm.
Interior walls
Walls between apartments are made of 200 mm concrete elements, and the walls of shafts are made of 150 mm lightweight masonry units. The interior walls of apartments are designed as lightweight walls of one or two layers of drywall mounted on a metal frame. Wet rooms will use particularly strong gypsum board covered with vapour barrier and ceramic tile as specified in the interior architecture solution.
Ceilings
Prefab reinforced concrete sandwich panels with a thickness of 265mm. A layer of insulation of 50 mm expanded foam and 30 mm wool panel will be installed in the sandwich panels to dampen the sound of footsteps. On top of this, a levelling course of about 80 mm of concrete will be poured, enclosing the hydronic heating ducts.
Common hallways and stairwell
The floors are covered with LVT material. Ceilings and walls are finished pursuant to the interior finishing solution.
Interior stairs
The building’s stairwell has concrete panel steps with the landings done in ceramic tile pursuant to the interior finishing solution.
Lifts
The building has a lift.
Balconies
The balconies' floors are made of prefabricated projecting concrete elements. The balcony railings are made up of metal ribs combined with tile/plate. Some apartments have “French balconies” with metal ribs serving as the barrier.
Terrace
The first (ground) and second floors of the building have wooden terraces. The longer side of the terraces on the ground floor have a barrier solution analogous to the balconies, and access to the yard from the terrace is via the shorter sides of the terrace, where there are two steps leading down. The terraces on the second floor have sunshades. The terraces on the lower level are shaded by the balconies above, other than apartment no. 6, which does not have a balcony above it.
Roof
The building has an insulated flat roof covered with roofing membrane.
Windows
The windows of the apartments have a single frame (the so-called German type), opening inward, with panes in a plastic window assembly (exterior colour is beige, white on the inside). The glazing units have three clear panes, of which the innermost one is made of selective glass.

Doors
1) The building’s front entrance has a triple-glazed metal profile frame door, equipped with video intercom buzzer:
2) The apartments’ front doors are 1000x2100mm smooth doors, finished natural colour oak on the outside and according to the interior finishing package on the inside. Equipped with serialized locks and peephole.
3) The apartments’ interior doors are 800/900x2100mm wood-frame smooth doors, finished according to the interior finishing package on the inside.
Finishing
Walls and ceilings are painted, floors are veneered parquet. Floors are tiled in wet rooms and front hall zones. The walls of wet rooms are tiled up to the drywall drop ceiling. Bathtub or shower walls, bath mixer tap, sink and mixer tap, toilet bowl, and hook-ups for washing machine. The showed areas use floor drains, and floors in the shower area slope gently to the drain area. The rest of the ceramic tile floor are level. Emergency drains are located under the sink in wet rooms.

Storage areas
Apartments' storage compartments (1.7 to 3.0 m2) are located on the first floor and can be locked. The floors of these areas are concrete finished with a dust barrier.
Storage area for baby carriages
A common area for storing baby carriages (about 10 m2) is found on the ground floor, next to the lift.
Housekeeping room
First floor. The room has a WC and sink, and has the necessary features for installing a washer.
Heat
Municipal district heating. The heat system is located on the first floor. Apartments are furnished with hydronic floor heating and bathrooms have electric floor heating. Control of the floor heat in living areas is by thermostat. Each apartment has a separate remote-read heat meter using the M-BUS standard, are located in the apartment floor heat collector cabinet. The aforementioned cabinets are generally found in a cupboard under the apartment ventilation system or in the front hall cabinet zone.
Ventilation
Each apartment has its own ventilation unit with heat exchanger and a separate exhaust outlet above the kitchen hob (the exhaust hood is to be obtained and installed by the customer). An electric valve is to be installed on the hood’s ventilation duct. The ventilation system is generally found in an auxiliary room with a door in the apartment, or in a cabinet above the toilet, while the control panel is found on the cover of the equipment. The final element in the ventilation intake and outlet are plafonds installed on the wall or the ceiling. The ventilation system is equipped with noise silencers installed on the air ducts, and are concealed behind the structures of the drywall ceiling structure.
Water supply and sewerage
The water and sewerage pipes within the apartment are inside the wall and floor. The water inlet to the apartment from the shaft to the apartment is located above the bathroom drywall ceiling. Opening and closing valves and cold and hot water meters have been installed; they are located in an accessible place above the drop ceiling. Water metering is apartment-specific, remote read (uses the M-BUS standard).
Electrical
- Built-in electrical wiring, switches installed (embedded), sockets. Embedded luminaires installed in wet rooms, separately inset in the drywall ceilings in the WCs, front halls and corridors. Other luminaires are supplied and installed by the buyer, see the electrical lighting plans for luminaire locations.
- The apartment’s panels for electrical (automatic fuse box) and weak-current are embedded in the apartment’s front hall cabinet zone. The apartment’s power meters (dual rate) are located in the first floor electrical panel room."
Weak current
- Security alarm: Security alarm system wiring is in the apartments which relies on door magnets and a keypad. Supply and installation of the apartments‘ security systems are not included in the price of purchase; homeowners can install wireless motion detectors and security alarm console and keypad if desired.
- The building’s storage areas and utility rooms (storage areas and electrical panel room) have local security alarm systems, the control keypad is by the entrances.
- Data communication system: established using cat6 wiring, each room of the apartment has RJ45 jacks.
- Telephone system: The building’s communication network allows use of IP telephone or ATA adapter-based VoIP call service.
- Fire alarm: the building has a fire alarm system. Smoke detectors are installed in the apartments.
- Cable: Cable TV is by general communication network wiring. Users will have IP TV television service.
- Intercom: The apartment has a video intercom system that allows visitors to contact the desired apartment and for the person in the apartment to open the front door of the building."
Grounds
The property has a children’s play area with various features, in addition an area with benches. The landscaping solution for the property calls for planting of various trees (e.g. Norway maple, Toringo crab-apple) and shrubs (smooth hydrangea, Grefsheim spirea).
The property has deep containers for sorting of mixed-waste, packaging etc.
The grounds are not fenced in, and access to the car park is closed with a barrier arm.
The grounds also have parking places for bicycles."
